Mode Of Payment :

  • At first Purchasers have to pay 30% of total apartment value and rest of amount will be paid  by 24 installments.
  • All payment shall be made through Pay Order/Bank Draft or A/C Payee cheques in favor of “Pelican Properties Ltd”.  Bangladeshi’s residing abroad shall remit payments through TT or DD to Company’s Bank A/C.  The Company will not take responsibility for any payment made without proper receipt.
  • Foreigners and Non -resident Bangladesh may pay in foreign exchange through Banks Convertion into TK. will be done at prevailing Bangladesh Bank exchange rate.

Terms & Conditions:

  • Interested Purchasers should submit application in prescribed from duly signed by him/her along with booking money.  The company generally reserves the right to accept or reject any application without assigning reason.
  • On acceptance of an application, the Company will issue an allotment letter to the applicant on the receipt of which the applicant/allottee shall start making payment as per the schedule of payment.  Allotment of apartments are made on first come-first serve basis.
  • Payments of instalments and all other charges are to be made on due dates.
  • In case of failing the payment of installments as stated at the payment schedule purchaser shall be liable to pay compaensation at the rate of   % per 30days on the amount of payment delayed.  If the payment is delayed beyond 90 days the builder may exercise its right to cancel the booking in such as event and from the paid amount 10% shall be forfeited and no claim of the purchaser shall be entertained in this regard.  However, the allottee will get refund rest of the amount deposited after reselling the appartment.
  • Water,Electricity, Gas connection, registration, VAT,  Legal and miscellaneous expenses at actual to be borne be the purchasers.  Any Change  n external or which is seen from outside is not allowed.Buyers are earnestly advised not to suggest major internal  modification.  Modification will not be accepted if it goes against the beauty of the building.  Buyers are required to inform the details of there desired hanges/modifications in writing immediately after booking the apartment.  On getting detail of changes the company will assess &  ommunicate the cost involved if there is any.  Both the company & buyer will sign an additional agreement in this regard.  No  hanges/modifications shall be accepted after the deadline fixed by the company.
  • The possession of the apartment and parking space will be handed over on receipt of  all payments and on completion of all works as per time schedule of the company.
  • The company reserves the right to accept or reject application for allotment of apartment.The company may make minor changes.
  • Until the full payments of the installments, The buyers shall not have the right to transfer the allotment to third party without the consent of the company.
  • The time of completion of the project is 24 months.  The time so extendible if it becomes necessary on account of God,natural  alamity,strikes,civil commotion or any other reason beyond the control of the company.  The buyer will not be entitled to claim any kind of compensation.
  • Connection fees, Security deposits and incidental expenses, Charges relating to gas, water, sewerage, power connections Car parking are not included in the price of apartment.

After Sales Service :

The buyer must become be member of the Owner’s Co-operative Society which will be formed by the buyers of the apartments.  The maintenance of common facilities and management of general affairs of the project will be looked after by the Co-operative Society and pay an  initial fee/deposit of TK……. only to the Co-operative fund.  Thereafter, they must pay a monthly deposit as decided by the society.
